Nineteen rooms. Eleven ways to sleep well.

Oak floors for bare feet, carpets of Tyrolean sheep's wool, furniture made in the region, Susanne Kaufmann in the bathroom, a spa bag in the wardrobe. All eleven have that.

The difference is the floor plan: sixteen square metres, north-facing and quiet, or fifty-three on two levels. Prices are a guide, per person.

No dining room. Nobody goes hungry anyway.

We stopped offering half board years ago. Breakfast is from eight to ten. Local eggs, homemade speck, homemade jam. If you need an early start, let us know the evening before. We are usually up anyway.

After breakfast the FREIRAUM is yours. Every room has its own compartment in the fridge. Bring something for a light meal, help yourself from our fridge, or ask us to put something together, in a bread box if you like. Plates and cutlery are laid out, we supply the drinks and do the washing-up. Open until 9 pm. In the evening there is Pinsa Romana too, with salad and tartufo. Pre-order only.

Around four the house quietens down and the regular sauna hours begin. Finnish sauna up to a hundred degrees, you choose the infusion yourself. Next to it the organic herbal sauna, gentler. Then the steam bath and infrared cabin, plus a tea bar with tea from Sonnentor.

No chatting in the relaxation area, that is the only rule. We recommend going without swimwear, but it is your choice. Children under fifteen are welcome until 6 pm, accompanied by an adult. We do not offer massages.

Skiing in Fiss: 214 kilometres of pistes on your doorstep

Serfaus-Fiss-Ladis is one of Tyrol’s major ski areas, and it starts seven minutes’ walk from our front door. You can walk to the Schönjochbahn and Möseralmbahn lifts. No ski bus, no shuttle, no searching for a parking space in the morning. From the top, you can ski across to Serfaus and Ladis without getting into your car once. In the evening, you walk back home downhill along the same route.

214 kilometres of pistes: 47 blue, 112 red and 27 black, plus 28 kilometres of ski routes. 38 lifts and cable cars take you up the mountain, with another 30 conveyor belts and rope tows in the children’s areas. These figures are current as of August 2026, apply per season and are subject to change. You can get your ski pass directly from us at reception. Prices are set by the lift operator.

Your ski storage at the base station. Free for hotel guests.

Your skis and boots stay up at the lift. You walk up in your everyday shoes, change at the ski depot and head onto the slopes in warm, dry ski boots. In the evening, you do the same in reverse: your equipment stays there, you walk back with dry feet and are in the shower ten minutes later. No carrying your kit, no wet car boot, no ski boots in your room.

The ski depot is at Intersport Pregenzer, right by the bottom lift station, and is free for our guests. We register you in advance, so your locker is ready when you arrive. On arrival day, you can drive your equipment up and stop briefly outside the shop to unload; you can use the depot from that day. You can collect your orange depot cards from our reception, or from the shop the following day. You only need to empty your locker the day before departure so the lockers can be cleaned.

Winter for families: Bertas Kinderland

Bertas Kinderland is at the Sonnenbahn mid-station between Fiss and Ladis. At around 80.000 square metres, it is one of the largest children's ski areas in the Alps. Together with the region's two other areas, 125.000 square metres are set aside for children. Two ski schools with more than 700 ski instructors operate there, and conveyor belts replace any lift a child is too small to use.

Getting there: walk six to seven minutes up to the lift, then take the Sonnenbahn to the mid-station. The Bambini course at Skischule Fiss-Ladis is for children aged three and over. There are also children's groups and separate courses for teenagers. The ski school sets the courses, times and prices, rather than us. Tell us how old your children are when you book. We'll tell you where to meet on the first morning and register you if you'd like. The Family Suite has 50 m² of space and sleeps 2 to 5 people.

Winter hiking and tobogganing in Fiss

Not every day has to be a ski day. Fiss sits at 1436 m on a sunny, south-facing plateau, around 600 metres above the Upper Inn Valley. The region gets over 2.000 hours of sunshine a year. The winter hiking trails and toboggan runs are marked on the region’s winter map. We’ll have a copy ready for you at reception and suggest a route that suits the weather and the time you have.

All the sports shops in the village hire out toboggans. For evening tobogganing, it’s best to reserve one in advance. Back at the hotel, the spa costs nothing extra: the Finnish sauna, bio herbal sauna, steam room, infrared cabin and relaxation room are all included for hotel guests. Afterwards, the bar is your living room until 9 pm, and in the evening there’s Pinsa Romana from the pop-up.

Summer in Fiss: hiking, mountain biking, families

In summer, the same house becomes a summer home. The Super Sommer Card is included for guests every day we’re open in summer: use all the region’s operating mountain lifts as often as you like, and enjoy the mountain adventure areas at no extra cost. The hiking bus connects Serfaus, Fiss and Ladis. Guided mountain walks and village tours cost nothing extra, and children aged three and over are looked after at the Mini&Maxi Club in Fiss or the Murmli-Club in Serfaus.

Around Fiss, you’ll find a bike park, singletrack trails and routes across the high plateau. An e-bike makes it easy to reach mountain huts and alpine pastures. With the Super Sommer Card, you pay less for the All-Mountain-Bike-Ticket and bike school courses. For families, Sommer-Funpark Fiss is right next door. In summer, there’s also a lockable bike storage area in the underground car park.
